- Accompanying of tenants on viewing appointments (Unless by special arrangement).
- Supervising signing of the tenancy agreement.

- Serving Section 21 Notice requiring Possession (if instructed)
Fees - 7.5% plus VAT of the gross rental due for the entire agreed term reserved under the terms of the tenancy agreement ignoring any options to terminate by either party.
Payable – In advance on the commencement of the Tenancy (subject to a minimum fee of £500.00 plus VAT for each year or part of year) upon Homeview Residential UK Ltd finding a tenant, directly or indirectly, who is acceptable to, or whom the Landlord has given Homeview Residential UK Ltd authority to accept and who completes a Tenancy Agreement.
Any subsequent extension, renewal or continuation of the Tenancy thereof, will be charged at the same rate and in the same manner i.e. subject to a minimum fee of £500.00 plus VAT for each year or part year of the extended, renewed or continued period of the tenancy.
Where the Tenant is more than one person, then providing at least one of the persons whom signed the original Tenancy Agreement extends, renews or continues the Tenancy then the same fee shall remain payable. In the event of a third party (being a person of body corporate) associated with the tenant or occupant entering into a subsequent agreement the same fee shall also be payable. Furthermore should at least one of the persons who signed the original Tenancy Agreement vacate and then enter into a new tenancy on this property within twelve months of vacating then the tenant shall be deemed to have been introduced by Homeview Residential UK Ltd and the aforementioned “Tenant Introduction Fee” shall still be payable.
The aforementioned fees are not refundable and are payable regardless of whether or not a new Tenancy Agreement is signed and irrespective of whether the extension, renewal, continuation was negotiated or arranged by Homeview Residential UK Ltd
As Tenant Introduction plus:
- Forwarding of rents received, less agreed deductions – paid directly into a designated account via our bank.
- Arranging for Tenant to sign standing order mandate
- Rent statements
- Sending of arrears letters
Fees – 10% plus VAT of the gross rental due for the entire agreed term reserved under the terms of the Tenancy Agreement ignoring any options to terminate by either party.
Payable – As Tenant Introduction plus 2.5% of the gross rental due for the entire agreed term reserved under the Tenancy Agreement, subject to a minimum monthly fee of £35.00 (overseas clients minimum £50.00 per month) to include any renewal or extension thereof. Such fees to be paid monthly and may be deducted from rental monies received.
As Rent Processing service, plus:
- Supervising signing of inventory and condition report by Tenant
- Holding Tenant’s deposit in separate client account.
- Property visits.
- Arranging running repairs up to £150 as made aware providing sufficient funds are held.
- Advising landlord of any breaches of the tenancy agreement, as we are made aware.
- Supervising return deposit following check out.
- Ensuring compliance with all landlords statutory obligation providing sufficient funds are held in individual client’s account.
Fees – 12.5% plus VAT of the gross rental due for the entire agreed term reserved under the terms of the tenancy agreement ignoring any options to terminate by either party.
Payable – as 5% upon signing the agreement plus 7.5% of the gross monthly rental due for the entire agreed term reserved under the tenancy agreement, subject to a minimum monthly fee of £50.00 (overseas clients minimum £80.00 per month) to include any renewal or extension thereof. Such fees to be paid monthly and may be deducted from rental monies received.
Rent Guarantee Scheme
We understand that letting a property is an unpredictable and demanding process. There are many uncertainties that can radically affect your actual rental income so you might end up with much less than you envisaged. This is a common shock, particularly for new landlords, who imagine that at the end of the year, they’ll have 12 times the monthly rental in their pockets. Sadly, this is rarely the case. That is why we have developed our Guaranteed Rent scheme.
We effectively become your tenant
Many landlords prefer tenants who are professionals. The good news with the guaranteed rent service is that we become your professional tenants. You will only ever deal with us as the contract is between us and you (the landlord). We pay you an agreed amount of rent every month regardless of whether we have tenants or not.
A fixed start date
No matter how long it takes us to find the right tenant, once the contract is signed and we have the keys to the property we promise to start paying you the agreed amount of rent on or before a set date. (Our rent guarantee payments are made on the 1st of every month in arrears)
Yes you read that correctly! To ensure that your property is always compliant we carry out the annual gas safety completely free*. Saving you on average £75 per annum inclusive of VAT. We also pay for the for initial electrical inspection* and energy performance certificate. Saving you a further £204.00 inclusive of VAT.
*Landlord shall be liable for the cost of any additional works required to bring the property up to standard, plus VAT. Homeview will only cover the cost of the inspection if the property meets the requirements to pass the inspection, in all other cases the landlord shall be liable.
So what's the catch?
There isn't one. Many people ask us how we make our money, particularly when we charge no set up fees or commission. The answer is pretty simple. We pay you slightly less than the market rent value that we would hope to achieve for the property when we sub-let it but, in return take on all the risk and responsibility for managing it.
